Rental Application Requirements

Before submitting an application, please review our qualification criteria below. If you meet the requirements, we welcome you to apply. Questions? Contact our leasing team at leasing@wtapartments.com.

Application Requirements

  • A separate application is required for each applicant 18 years or older.

  • All applications must be fully completed and signed. Missing information, false statements, or inaccurate information may result in denial.

  • A non-refundable screening fee is required for each applicant:

    • $35 cashier’s check or money order payable to West Temple Apartments, LLC

    • $40 electronic payment by debit/credit card, Venmo, PayPal, or ePay

  • A valid government-issued photo ID is required (Driver’s License, State ID, Green Card, or Passport). Military IDs are not accepted.

  • A Social Security Card is required.

  • Applicants must have:

    • A satisfactory credit history demonstrating responsible financial obligations

    • No prior evictions

    • Positive rental references from previous landlords

    • Verifiable employment and income

Income & Employment Requirements

  • Applicants must have a monthly gross income of at least 3x the monthly rent.

  • Income must be verified through:

    • Recent pay stubs

    • Employer verification

    • Tax records (required for self-employed or 1099 applicants)

Rental History Requirements

  • Rental history must be verifiable through unbiased sources.

  • Applicants should provide at least two previous rental references.

  • If rental history cannot be verified or references are related to the applicant, additional requirements or a qualified co-signer may be required.

  • Co-signers must meet all qualification requirements and earn 3x the monthly rent.

Criminal Background Screening

Applications may be denied if an applicant has a criminal conviction involving conduct that presents a threat to property, resident safety, or the peaceful enjoyment of the community.

Security Deposit

A security deposit of approximately one to two months’ rent is required at the time of lease signing. Payment must be made by cashier’s check or money order.

    • Employees: Current pay stubs or employer verification letter on company letterhead

    • Self-employed / 1099 applicants: Most recent two years of tax returns
